Real estate debt
Real estate bridge loans
Short-term financing secured on real estate for when the deal cannot wait.
When a bridge loan makes sense
Acquisitions with a closed deposit deadline, liquidity until an asset is sold or a refinancing closes, covering a maturity while the long-term debt is negotiated, or funding the early costs of a development before the development loan comes in.
What the lender looks at
The value and liquidity of the secured asset, the LTV, and above all the exit: how and when the loan is repaid (sale, refinancing or development loan). A clear, well-documented exit is what brings the bridge cost down the most.
How we secure it
We work with debt funds and private credit lenders able to decide within days. We prepare the transaction the way the lender analyses it, request offers in parallel and compare the total cost: rate, arrangement fee, retained interest, exit and extension fees.
Frequently asked questions
How long does a bridge loan last?
Usually between 6 and 18 months, with an extension agreed from the outset.
What share of the value can be financed?
It depends on the asset and the exit. In alternative financing it is common to stay below 70% of the asset's value.
How does it differ from a development loan?
The bridge loan provides immediate liquidity for a short term; the development loan funds the works against construction certificates until the homes are sold. Often the first gets you to the second.
